It is always important to price homes right. And the conversation sellers least want to have is usually the one that matters most.
Not long ago I went on a listing appointment where the sellers had bought their home for $545,000. Based on the comps around it, I told them it was likely going to sell between $475,000 and $500,000. Typically, that's the moment you get the response of "go fly a kite, we paid this for it."
But I had been talking to this seller for quite some time, and he had seen the houses around him come up for sale. He said $484,900. I was extremely relieved that he was willing to price the home right. We put the listing on the market, and within about 20 minutes we already had a showing lined up - somebody interested after day one.
It is so important to be honest with your clients and to set the proper expectations up front. Working with somebody who has the wrong expectations for months just because you want the deal is not worth it. I can't stress that enough.
If a seller doesn't like the honest number and decides not to hire me, that stinks. But at least the expectations were set, and I'm not going to have to fight somebody for months because I set the wrong ones.
